 The spiral staircase lands on a long balcony overlooking the reception with access to the ensuite room and to a separated lobby. Just above the balcony, a large and wide skylight windows brightens down to the reception and to two rooms and a bathroom. Any room gets light either from windows on the wall and from the roof with single Velux or from the central large skylight.

 

CONSTRUCTION

Completed in 2006 and finished to a high standard according to all current building regulations and legal requirements. Only the pillars on the external wall have been kept from the previous building, while everything else is new: floors, ceilings, partitioning external and internal walls and stair.

Special features:

 Double clay blocks external wall with the insulation cavity filled by a glueless natural cork and wood derivate panel;

 The short-side external and internal walls are in original old bricks recovered from other renovations sites;

 All other internal and external walls are finished with traditional venetian ‘marmorino’ style, a compact smooth and polish lime surface;

 Wooden cold vented roof internally finished with original clay tiles between white beams and externally with original roof tiles to create an old fashion pattern;

 The spiral staircase is an interior design distinctive sculptural element made by ‘light butter’ colour Vicenza stone monolithic steps sit one on top of the other;

 At the ground floor, a typical Venice ‘terrazzo’ floor finishing, a composite made up with marble, quartz, granite, glass mixed with a binder, poured in place and polished to a smooth surface;

 At the first floor, the floor is finished with solid oak wood tiles;

 The bathroom are finished with ceramic tiles from Vietri [Francesco De Maio brand];

 Old clay tiles finished the outdoor areas in the garden

 External pathways and the walls and steps of the staircase to the garage are finished in splitted marble;

 Floor heating system;

 Current Electrical Safety Certificates (EICR) and Attestato di Certificazione Energetica (ACE=EPC Energy Performance Certificate)
